- Quarterly Preventive Maintenance

- 1st Quarter – Spring Cooling Preparation
- Replace air filters (supplied by customer or add. cost)
- Inspect and tighten electrical connections
- Check blower motor amperage draw
- Inspect blower wheel and housing
- Inspect condensate drain pan
- Flush drain line and treat with algaecide
- Check thermostat operation and calibration
- Inspect belts and pulleys (adjust tension if applicable)
- Inspect condenser coil condition
- Verify proper system startup and operation
- 2nd Quarter – Peak Cooling Inspection (Summer)
- Replace air filters (supplied by customer or add. cost)
- Inspect and tighten electrical connections
- Flush drain line and clean condensate pan if necessary
- Visually inspect for refrigerant leaks
- Clean condenser coil surface
- Inspect evaporator coil condition
- Inspect all motors and moving components
- Check refrigerant charge (superheat/subcool method as applicable)
- Measure delta temperature (supply/return)
- Verify compressor amperage and operation
- Inspect economizer operation (if equipped)
- 3rd Quarter – Fall Heating Preparation
- Replace air filters (supplied by customer or add. cost)
- Inspect and tighten electrical connections
- Check thermostat operation
- Test heating system (gas heat or electric heat strips)
- Test safety controls and limit switches
- Inspect heat exchanger (visual inspection)
- Verify proper ignition sequence (if gas heat)
- Inspect flue and vent connections
- 4th Quarter – Winter Heating Inspection
- Replace air filters (supplied by customer or add. cost)
- Inspect and tighten electrical connections
- Test heater or heating strips
- Test safety controls
- Inspect evaporator coil (clean if necessary)
- Verify blower motor operation
- Inspect electrical contactors and relays
- Verify proper system cycling and shutdown
- Documentation & Reporting
- Provide a written service report after each visit
- Note deficiencies and repair recommendations
- Provide repair estimates if required
- Maintain service history log for equipment
